Subrogation
Subrogation: The right to assert a claim against the party responsible for a loss in order to obtain repayment of moneys paid in satisfaction of the claim. For example, where an employer pays a workers compensation claim due to an accident caused by a third party, then the employer succeeds to the same right that the employee had to sue the third party for the injury to the extent of the workers compensation benefits paid.
Substantial Completion
Substantial Completion means satisfactory accomplishment of sufficient work by acontractor so that the resultant product can be used for its intended purpose.
Substantial Work
“substantial work has been completed” means that the structure of the external walls of the building has been erected.
Supplementary Planning Documents/Guidance (SPD/SPG)
Documents which add further detail to the policies in the Local Plan. They can be used to provide further guidance for development on specific sites, or on particular issues, such as design. Supplementary planning documents are capable of being a material consideration in planning decisions but are not part of the development plan, so do not have as much weight in the process.
Sustainability Appraisal (including Environmental Appraisal) (SA)
An appraisal of the economic, environmental and social effects of a plan from the outset of the preparation process to allow decisions to be made that accord with sustainable development.
Technical Specification for Interoperability (TSI)
A Commission Decision or Regulation that prescribes the technical requirements to be fulfilled by a product, process or service (sub-system) in order to meet the essential requirements of the Directive on Interoperability of the rail system within the European Union
Tenancy
Tenancy – a contract between a tenant and their landlord. This contract can be written or verbal. In England and Wales there is no law to say that landlords have to provide a written tenancy agreement, but it is always a good idea to ask for one, even if the landlord is a friend or family member.
