A certificate granted by a building control authority certifies that the building or works, if constructed in accordance with the plans, documents and information submitted to the authority, would comply with the requirements of Part B of the Second Schedule to the Building Regulations, 1997-2009. With the exception of houses and certain agricultural buildings, a Fire Safety Certificate is required for all new buildings (including apartments and flats), as well as material changes of use and certain alterations and extensions to buildings. A Fire Safety Certificate must be obtained before work starts.
Inspection Notification Framework
“Inspection Notification Framework” or “INF” has the meaning set down in section 7.3 of this Code of Practice.
Inspection Plan
“Inspection Plan” has the meaning set down in section 7.1 of this Code of Practice.
Material Alteration
“material alteration” means an alteration (other than a repair or renewal), where the work, or any part of the work, carried out by itself would be subject to a requirement of Part A or B of the Second Schedule to the Building Regulations.
Material Change of Use
Material Change of Use Section 3(3) of the Ac( a ) a building, being a building which was not originally constructed for occupation as a dwelling, or which, though so constructed, has been appropriated to other purposes, becomes used as a dwelling,
Minor Works
“minor works” means works consisting of the installation, alteration or removal of a fixture or fitting, or works of a decorative nature.
Opt out for Single dwellings
Owners of new single dwellings, on a single development unit, and domestic extensions may opt out of the requirements for statutory certification. Compliance with Building Regulations must still be achieved and Building Control procedures will still apply.
